850 Turk Street will replace a State Employment Development Department (EDD) parking structure and bring 92 affordable homes to the heart of San Francisco. The development, designed by David Baker Architects, will provide 28 studios, 16 one-bedrooms, 21 two-bedrooms (including 1 manager’s unit), and 27 three-bedrooms to individuals and families earning between 30% and 60% AMI (according to TCAC). The 30-stall at-grade parking garage will replace the EDD employee parking previously onsite.
Located a 15-minute walk from the Civic Center BART station and just steps from the Van Ness BRT, the development emphasizes transit-oriented living. Sustainability is a key feature, with solar photovoltaics and all-electric systems integrated into the design. Additionally, residents will have access to a landscaped courtyard, on-site property management and resident services.
During site planning in 2021 and 2022, MidPen did an array of community engagement to ensure that the 850 Turk Street development fit in with the neighborhood context and was supported by the community. This engagement included key stakeholder meetings with key neighborhood groups, direct neighbors and the D2 and D5 District Supervisors as well as two public community meetings. Feedback from these meetings was incorporated into the developments design, which was entitled by the State in April 2022 and permitted by the City May 2025.
850 Turk is a true testament to the importance of public-private partnership. Not only is the development being built on State-owned land, but it is also financed through grants and loans from both the State and the City of San Francisco, as well as private loans and equity from Bank of America and the California Community Reinvestment Corporation.
Cahill Contractors, LLC began construction on May 12, 2025 and anticipate completion in Spring 2027, at which time MidPen is excited to welcome new residents!
